A Building Technical Specification is required by the council’s building control dept, once the design has been approved. We would always recommend having this also fully approved before starting the building work.
Building Technical Specification (detailed)
The specification describes what materials are to be used and the building techniques to be applied. This helps the contractor prepare an accurate quote for both materials and labour required for the project.
Having an approved building specification in place before starting the construction activity avoids the possibility of the builder being required to undo work done before the specification was approved. There is also less risk of a contractor having to revise his pricing after starting, due to having to replace materials purchased based on the wrong assumptions.
